frequently asked questions
Tennant – Are not required to pay Spectrum Co any commission to obtain property on short/long term lease.
Landlord – Spectrum Co charges 1-month rental as commission for a lease agreement signed for 1 year. Any period above one year would be 1.5 month rental as brokerage.
Below one year lease would be 10% of value (Subject to negotiations).
Sellers – We charge 3% of the sale value of the property, however this can be negotiated based on total value of the transaction.
Buyers – Are not required to pay any brokerage commissions to Spectrum Co.
Industry norms are, a Tenant and a Landlord shares the legal fee, the authority fee is generally bourne by the Lanlord, however it is mostly shared as well.
Consultations are free of charge, unless, the client has assigned additional work outside scope to Spectrum Co.
To maintain and uphold all conditions stipulated in the indenture.
Maintain good order in adhering the Lessee and Lessors obligations to the best of their ability, and should there be any change, resolve those changes amicably by both parties.
